PLEASE NOTE: All rentals of 31 days or shorter are subject to short-term rental taxes, which will be added to the rental rates above as part of your bill. The total rate is 14.7% (5.7% Massachusetts room occupancy excise tax + 6% Gloucester room occupancy excise tax + 3% Gloucester community impact fee; beginning in fall 2019, the 3% is required for entities such as ours that rent out more than one house).

Cleaning is included in the weekly rates. For rentals of less than one week, there is an additional cleaning fee (which varies by house); in this case, the cleaning fee is also subject to the new short-term rental taxes, per state regulations (www.mass.gov/info-details/room-occupancy-frequently-asked-questions#definition-faqs-).

The rent (including the short-term taxes/fees if relevant) is due 2 months before your arrival. At this time a security deposit (which varies by house and length of stay) is also due, to be returned within 2 weeks after your departure (less any damages, which is rarely an issue).

In the event you need to cancel:
• If within 30 days before the arrival date, the full amount of rent will be due.
• If between 30-60 days of the arrival date, 1/2 of the full amount of rent will be due.
In either case, we will make best efforts to find a different renter for the period. If we succeed, we will refund you up to the amount of rent we can recoup from the said new renter.
